What to Expect When You’re Renting

TENANCY APPLICATION FORM

Once your rental offer has been accepted (subject to contract and referencing), you’ll be sent a Tenancy Application form to complete online - please check for email notifications from Google Forms. All the information you submit via the application form will be used to complete your referencing and tenancy agreement

TENANCY APPLICATION FEE AND HOLDING DEPOSIT

Your holding deposit is due once your offer has been accepted and can be paid when you sign up to Goodlord. Next steps can only progress when the deposit has been paid

REFERENCING

Our referencing platform, Goodlord, will request that you submit the necessary information for referencing to commence, including the Right to Rent checks (legally required for anyone renting a property in the UK).

RIGHT TO RENT IDENTIFICATION

To complete these checks we need the relevant ID docs (passport or visa) to be presented in person by all tenants. If an estate agent is involved, you’ll need to present the documents at their office, or directly with GarringtonAM via an online call so we can take certified copies.

TENANCY AGREEMENT

This is issued for completion online so please check for email notifications from Goodlord.

TENANCY START FUNDS

Goodlord will provide you with a statement of tenancy start funds (deposit balance, 1st rent etc) which are due upon signing the tenancy agreement and must be received in full before the tenancy start date. A copy of the deposit registration certificate will also be emailed to you via Goodlord.

INVENTORY CHECK-IN REPORT

This will usually take place on the first day of your tenancy and the report will show the condition of the property and utility meter readings. A copy will be issued to you and the report will be used for comparisons at the end of your tenancy to agree any necessary deductions from your deposit.

MOVE IN DAY

Your Property Manager will be in touch to arrange the key handover. They’ll also send you details of your local council and utilities providers if known.

THESE DOCUMENTS WILL BE PROVIDED WITHIN YOUR TENANCY AGREEMENT:

  • TDS leaflet: guide to the deposit protection scheme

  • EPC: Energy Performance Certificate for the property

  • Gas Safety Certificate: if there is a gas supply to the property

This government leaflet must be issued to all tenants and is usually emailed to you at the same time as this guide
