What to Expect When You’re Leaving

NOTICE

Please check the terms of your tenancy agreement carefully to give notice for the correct dates and by the correct method. The final day of your tenancy will be agreed with your Property Manager and confirmed in writing

VIEWINGS

We’ll need to show your property to potential new tenants during the last 2 months of your tenancy. Either we will  let your property ourselves or you’ll be introduced to the letting agent so they can arrange these appointments directly with you

CLEANING

You are responsible for ensuring the property is professionally cleaned throughout. We recommend this is done on the last day of your tenancy after you have ‘moved out’ and before the inventory check-out appointment begins. Please ask if you would like to use our trusted cleaning company

INVENTORY CHECK-OUT REPORT

This is done on the last day of your tenancy to create a record of the condition of the property. We compare this record to the check-in report compiled at the beginning of your tenancy to agree any necessary deductions from your deposit. You can attend this process if you choose, or simply handover your keys to the check-out clerk who will return them to us. Your Property Manager will be in touch to agree a start time for the inventory check-out appointment

UTILITIES

On the last day of your tenancy we recommend you take your own meter readings and give them to your utilities suppliers to ensure you are billed accurately. Please provide all your suppliers with your end of tenancy date and forwarding/contact details so your accounts can be finalised. We will also ask for your forwarding address in case post is received that needs to be forwarded to you.

DEPOSIT RETURN

Once we have received the completed inventory check-out report we can determine if any deductions are required. If we need to obtain quotations for necessary repairs etc this can take some time – please refer to your tenancy agreement and TDS leaflet for details on the deposit deductions process.

COMMON COSTLY MISTAKES TENANTS MAKE ON DEPARTURE:

  • Not having the property professionally cleaned

  • Leaving things behind because they ‘might be useful for the next tenants’

  • Removing any inventory from the property

  • Forgetting to launder bed linens and towels

… all of these and similar PLUS admin fees result in costs to the Landlord which then have to be recovered from the tenants deposit

Our best advice is to leave the property just as you found it!
